LEGAL & OWNERSHIP

How is my name officially recorded? * Premium Investors (AED 1M+)

Your name will be directly listed on the Land Title Deed issued by the Umm Al Quwain Land Department.
• Standard Shareholders (AED 50k - <1M): You are secured via a Joint Ownership Agreement. CASROT is registered on the deed as the Developer/Owner, and your rights to the land and its income are legally tethered to that deed through a notarized shareholder contract..

Why is CASROT also on the Title Deed?

As the Developer and Main Contractor, CASROT’s presence on the deed ensures institutional stability. It allows us to manage municipality permits, utility connections with EtihadWE, and government inspections more efficiently than a group of 320 individuals acting alone.

Is this a "Timeshare" or "Real Estate"?

This is Real Estate Ownership. You own a percentage of the physical land and the structures built upon it. Unlike a timeshare, your asset generates monthly rental income and appreciates in value over time.

FINANCIALS & DIVIDENDS

When will I receive my first dividend check?

The project has a 15-month construction window. Rental collection begins in Month 16. Dividends are typically distributed quarterly or annually, depending on the consensus of the shareholder board.

What happens if a tenant doesn't pay rent?

Our revenue is diversified across 84 total units (Warehouses, Labor Rooms, Offices, Showrooms, and Studios). Because the risk is spread across so many tenants, one vacancy or default has a negligible impact (less than 1.2%) on your total ROI.

Can the "10% Expense Fee" increase?

No. CASROT caps the operating expenses at 10% of gross revenue. This covers security, insurance, and maintenance. Our role as the Main Contractor allows us to keep maintenance costs lower than third-party property managers.

When will I receive my first dividend check?
